File for Homestead Exemption by March 1st!
What is homestead exemption and how does it benefit you as a homeowner?
Homeowners who, on January 1, has legal title to real property and who has made the property their permanent residence is entitled to an exemption. Once the exemption has been granted, the homeowner is entitled to a reduction of up to $50,000 from assessed value on the dwelling. As a result, you are able to receive a substantial savings on your property taxes. In addition to the homestead exemption, you will also receive the benefit of Save Our Homes exempt value. Save Our homes provides for a 3% cap on assessment increases on Homesteaded properties. This exempt value is market value you do not pay taxes on due to the assessed value cap. The Florida Constitution states that the assessed value increase of your property cannot exceed 3% each year following the year you received your homestead exemption. Please note that if you move, you must file a new application for homestead at your new primary residence as the exemption does not automatically transfer.
When can you file?
Homestead exemption filing begins on January 1st and end on March 1st every year. Property owners who are not eligible for the current year but will be eligible the following year are able to pre-file for the exemption any time after March 1st.
